What is Rent-to-Rent? 

Rent-to-rent is where a company, a local authority (corporation) or an individual rents a property off a landlord (owner) and the landlord receives a guaranteed rental income for an agreed contractual term, regardless of whether the property is occupied or not. Appealing to both parties as it gives the landlord their time back to spend however they please while their assets are being carefully looked over by the corporation, however! Isn’t rent to rent illegal and subletting? 

 

Isn’t Rent-2-Rent Subletting?  

The association with Rent-to-Rent and subletting in general, people often assume this arrangement is subletting and therefore illegal. However, Rent-to-Rent is not subletting or illegal, providing all the statutory rules are complied with involves no infringement of criminal or civil law. When it works well it is a perfectly legal commercial arrangement with benefits to both parties involved, offering all parties a legitimate solution to their property owning and renting needs.

Subletting often hits the headlines because a residential tenant on an assured shorthold tenancy (AST) or occupation contract if in Wales, or a council tenant, does it without the knowledge of the landlord, therefore going against the terms of the lease. Clearly this is not the case with rent-to-rent when the parties have all agreed to the terms of the rental agreement in the first place and contracts are signed, both protecting the landlord and corporation offering the rent-to-rent agreement. 

 

Potential Negatives to Consider:

 

Limited Control Over Tenants -

Once the property is rented to a rent-to-rent company, you may have less direct control over who is staying in your property. However, rent-to-rent companies typically ensure high standards and manage tenants professionally, minimizing the risk of issues, we also find that most landlords don’t enjoy dealing with tenants at the best of times so we take that discomfort away from you, also with it being your property run by us, your identity is kept from tenants as their agreements and contracts are with us, so you’re kept out of the communication which means your phone will be silent.

Responsibility for Property Condition -

While we can handle maintenance and management, we do expect properties to be kept in good condition. There might be occasional wear and tear, which the company may request your attention on. However, rest assured that we proactively handle most of the upkeep with our dedicated and talented cleaners, along with regular check-ups of the property, keeping us updated and in the know so you can rest assured.

Shorter-Term Agreement -

While a Rent-to-Rent agreement typically lasts 1-5 years, it may not be as long-term as traditional leasing. We always ensure transparent agreements with flexible exit strategies should circumstances change. However if the relationship is working well, there is no problem with the contract being renewed for a longer term if both parties are satisfied with the relationship. We also aim for longer agreements with potential clients to stop the hassle of renewing contracts and moving tenants. 

 

Benefits of Rent-to-Rent for You:

By working with us, you can enjoy the peace of mind of guaranteed monthly rent payments, allowed by our 'no void periods'. Often for a fixed term (usually 1–5 years). Regardless of whether your property is fully occupied or not, you’ll receive the same agreed-upon rent every month. This provides you with stable, predictable cash flow.

 

We aim foot the majority of repairs -

Typically repairs with a Rent 2 Rent agreement go something like this: we will  cover the cosmetic and internal repairs, so that’s decorating, replacing door handles etc., whereas you as the landlord are only responsible for structural repairs like the roof or foundations. This makes the likelihood that a Rent To Rent property will cost you money less likely than with a traditional buy-to-let. The only instance where you may have to splash the cash is if an appliance that you supplied breaks or there's a major structural issue. But don’t worry, that doesn’t mean we’re legally obligated to trash your property if it was in bad nick before. This requirement is simply there to make sure that you as the homeowner aren’t left dissatisfied or out of pocket. Items like this aren’t overlooked in our contractual agreements with potential clients.

 

Property Improvements -

As part of the agreement, we may agree to invest into refurbishments and regular maintenance to keep your property in excellent condition. This could increase the long-term value of your property, all while relieving you of the financial burden of repairs or improvements.

 

You Benefit From Capital Appreciation -

Despite us leveraging your property to make a yield, you’ll still benefit from capital appreciation and reserve the right to sell your house if needs be. One of the major advantages of being the homeowner. You have ultimate control and say no matter what happens. 

 

If We’re Local To You - 

There is another advantage with us being based locally as we can get to the properly within a very reasonable time frame, if an issue occurs that can only be solved in person then having us living locally provides more peace of mind as we are always nearby to solve issues that the tenant needs solved. (we’re based in Buckinghamshire)

 

The Tenant Doesn’t Know Your Identity  -

As the tenants agreement is with the us. The tenants will have no contact with you as the main landlord, which means any questions or issues, the direct port of contact is the us, which is another big deal in why landlords favour the rent-to-rent model, as your identity is kept out of it and you phone is kept silent. 

 

Property Management Taken Care of -

We handle the day-to-day management of the property. This includes sourcing tenants, conducting viewings, responding to maintenance requests, and ensuring your property is well-maintained to meet the necessary safety and quality standards.
